Tile & Grout Restoration - Tile and Grout Sealing

Our grout cleaning process will get grout as clean as brand new without needing to resort to grout staining or grout painting.   Two aggressive grout cleaning detergents are used with our truck mounted hot water extraction cleaning machine to thoroughly clean your tile and grout twice and restore its brand new look.

Our first grout cleaning detergent breaks down greases, oils, and heavy soils from the grout.  The grout cleaner is applied and then worked into the grout with a grout scrubbing brush.  The grout is then rinsed clean with our truck mounted cleaning machine.  The tile and grout are rinsed with 250 degree water at 1200PSI.  This is done under a contained wash head that washes the floor with a steaming cyclone surrounded by powerful vacuum ports that immediately sucks up the water.  We never get your floor more then mop damp in the tile and grout cleaning process.

A grout restoration acid cleaner is then applied to the floor and worked in with a grout scrubbing brush.  This removes a minute layer of grout exposing fresh new clean grout. The grout restoration cleaner will also remove any grout haze on the face of the tile.  This is rinsed with our truck mounted hot water extraction machine.

We use special grout cleaning tools to clean edges and corners.  We are very picky about the details.  We want the grout under your counters to be as clean as the grout in the center of your floor.

Tile & Grout Sealing:

Sealing tile and grout after cleaning is very important.  Unsealed grout is like a concrete sponge.  It quickly absorbs liquids spilled on it and mopping your tile and grout works dirt and detergent deep into the grout making the dirty grout harder and harder to keep clean.  Grout sealing stops the water from drawing dirt and detergent deep into the grout where you can’t clean it out.  Floor Cleaning Experts offer two different types of grout sealer.

Penetrating Grout Sealer This seals the grout with a penetrating sealer that fills the pores of the grout and changes the grouts chemistry so that it repels water and resists the adhesion of oils. This grout sealing is good for between 3-5 years and needs to be maintained using a neutral tile and grout cleaner.

Drytreat Stain Proof Sealer permanently seals grout. This product penetrates 3 times as deep as most penetrating sealers and bonds itself to the molecular structure of the stone or grout effectively sealing it for life.
